CITY REWARDS

The City of Ormond Beach captures economic rewards without taking any of the inherent development risks.  The rewards would be in the form of new revenues, additional aviation activity, jobs and the synergy needed to develop a business cluster that ties the Airport into its industrial park and the future development adjacent to the Airport which currently does not exist.  The project is a 'win-win' for all stakeholders both public and private.

The economy is struggling and the City of Ormond Beach would benefit from more revenues.  Economic development at the Airport and the Company's proposal could have significant positive impacts once negotiations commence, reasonable lease terms are agreed upon and the project commences.

The high level City Staff and government should not stand in the way of this important economic development project at the Ormond Beach Municipal Airport.
PURPOSE OF BUSINESS AND DEVELOPMENT

Arnie B. Green Associates, Inc. and its development team intention is to develop the Southwest Quadrant of the Ormond Beach Municipal Airport for the primary use of aeronautical related activities including aircraft parking and maintenance facilities, small and large aircraft hangars for corporate flight departments or corporations, private individuals and the operation of the company's "one-stop turnkey" Fixed Based Operations ("FBO") related businesses.

Currently, there is no centralized public use general aviation passenger terminal facility at the Airport.  The planning and development of the project includes construction of a general aviation terminal, as a modern and functional terminal which will provide a positive impression for visitors to the City, Volusia County and the outlying region.

In addition, the FBO center complex building incorporates executive office suites and conference rooms that provide immediate, cost-effective, upscale, flexible turnkey-office solutions designed to meet both public and private need.

Phase I - $28.5 million
Phase II - $22.7 million
Phase III - $8.8 million
Phase IV - $2.7 million
Phase V - $7.7 million
The aeronautical operations complex includes an expansive operations ramp to provide for safe and efficient aircraft taxiing and parking, a full service FBO including pilot's lounge, Pt. 135 single and multi-engine aircraft charter, flying club association, ancillary aircraft support and financial services, fuel services, maintenance and avionics repair sales and service, and aviation-themed restaurant.

The proposed development and operational plan is both practical and consistent with the Airport's safety and efficiency.

The key here is that the company's proposal will efficiently and effectively enhance the Airport's ability to promote competion, the public's use of the Airport and the interest in civil aviation.
ECONOMIC BENEFITS

Arnie B. Green Associates, Inc. proposed development project will result in a completed facility that will have a $114 million dollar positive impact to the local community - from construction alone.

Over the 20-year development of the project, employment from construction and the company's on-going Fixed Based Operation will exceed 1800 jobs.  The project will result in a projected total economic impact to the City of Ormond Beach of approximately $382 million over the 20-year development period of the project.

Few cities find themselves with the opportunity that Arnie B. Green Associates, Inc. and its Team is proposing during the midst of a weak economic recovery.  The project would produce 568 jobs in the local community relating to construction of the facilty and 286 full and part-time jobs related to the operation of the facility during the first 10 year planning period alone.
PROJECT COST

The concept facility is expensive.  In fact, it is estimated that over the proposed 20 year planning period, the cost will exceed $70 million dollars.
